Real estate investing involves the purchase, ownership, management, rental and/or sale of real estate for profit. Improvement of realty property as part of a real estate investment strategy is generally considered to be a sub-specialty of real estate investing called real estate development.

A study by the Federal Reserve in early 2014 showed that over 40 percent of respondents (non-commercial real estate owners) had at least $1.00 in equity in their primary residence and 40 percent had at least $10,000 in household real estate equity. In 2015, a Yahoo Finance survey revealed that only about 10 percent of respondents feel that they are prepared for an economic downturn.

Investing in real estate can be very risky if done without professional assistance, but the right investment strategy can best leverage your investment in both time and money. There are all kinds of investment in real estate from the construction of affordable housing to luxury resorts to office buildings. In the United States, the most common investment vehicles are real estate investment trusts (REITs), limited partnerships, and exchange-traded funds. By far the most popular form of real estate investment in the United States is the real estate investment trust.

While it is possible to buy a whole property and hire individual property managers to handle the rental and management, it is far better for most people to seek the expertise of a property manager to handle the details.

Experienced investors are well aware of these problems, but most of them also agree that it is possible to achieve great success by remaining focused on the big picture. Investors who pick a target price, or price range, when they buy their real estate are more likely to sell at the target price than investors who set no price at which they plan to sell.

Putting all your eggs in one basket, buying a property as a rental, a housing investment or for a speculative purpose can be an extremely risky practice. The biggest risk in this scenario is that the homeownership market suddenly turns and people stop buying homes. It is possible to have a successful REIT, but in order to do so you have to be a nimble investor who is willing to get into and out of investments quickly.

Real estate investment can be risky even on its own, but there are several ways to mitigate this risk. The first step in building any investment strategy is to define the purpose behind the investment, including determining a realistic profit or loss expectation and a timetable for holding the investment.
